Booking Terms

These Booking Terms apply to all direct reservations made through the CasaNilva website for stays at the apartment.
1. Booking and confirmation
A booking is considered confirmed only after successful payment has been completed and a booking confirmation email has been issued. If payment is not completed successfully, no booking is confirmed.
2. Minimum stay and pricing
Minimum stay requirements, seasonal prices, cleaning fees and the total price are shown during the booking flow. Prices may vary depending on season, selected dates and applicable pricing settings at the time of booking.
3. Occupancy
Guests must respect the maximum occupancy stated in the booking. The person making the booking is responsible for ensuring that the booking details are accurate and is also responsible for the behavior of all guests staying at the apartment.
4. Check-in and check-out
Check-in and check-out details will be communicated before arrival. Self check-in instructions, including access information such as gate or lockbox details, may be sent separately by email before the stay.
5. House rules
- No parties or events unless explicitly agreed in writing
- No smoking inside the apartment
- Guests must respect neighbors, local regulations and community rules
- Only the number of guests included in the booking may stay overnight
6. Damage and misuse
Guests are expected to treat the apartment, keys and facilities with care. Damage, loss, excessive cleaning needs or misuse beyond normal wear and tear may result in a charge where legally permitted and supported by appropriate evidence.
7. Cancellation and refunds
Cancellations and refunds are governed by the Cancellation Policy published on this website. By making a booking, you agree to that policy and any clearly stated booking conditions shown during checkout.
8. Availability and technical issues
All bookings are subject to availability. In the unlikely event of a technical error, payment issue or date conflict affecting a reservation, we reserve the right to cancel the affected booking and provide an appropriate refund.
9. Force majeure
We are not liable for failure or delay caused by circumstances beyond our reasonable control, including natural events, utility outages, travel disruption, government restrictions, or other force majeure events.
10. Liability
To the maximum extent permitted by law, liability is limited to foreseeable losses directly caused by a breach of these terms. Nothing in these terms excludes or limits liability where it cannot be excluded under applicable law.
11. Applicable law
These Booking Terms are governed by applicable mandatory consumer protection and contractual law. Any disputes should, where possible, first be resolved directly between the guest and the property owner through reasonable communication and good-faith efforts.
